Land Brokerage

Land brokerage remains the core competency of the Land Advisors Organization. We have sold several billion dollars worth of land over the past 21 years and possess the most diverse experience in the industry. We have been instrumental in creating markets where the majority of homebuilders and developers rely on the brokerage community for their land inventory. Institutional & Lender Representation

Land Advisors Organization currently represents several large banks and institutions in the evaluation and disposition of their land related assets. JPMorgan Chase, Bank of America, Wells Fargo, AmTrust Bank/Ohio Savings Bank all have retained Land Advisors Organization to assist them in the sale of their REO assets. Land Advisors Organization takes a unique and organized approach in the representation of lender owned assets. From our geographic and industry specialists, lenders are able to evaluate the current and potential future of their foreclosed assets. Our Homebuilder Services specialty group was established to focus exclusively on the unique needs of the homebuilding industry. Distressed Commercial Real Estate Opportunities

Our deep experience in real estate brokerage has guided us through multiple real estate cycles. Over time, we have developed a system to leverage not only the market upswings but also the downturns that occur as part of each cycle. Based on our prior work with lending institutions and the RTC during the last real estate downturn, our solid understanding of the most essential pieces of market data regarding distressed real estate opportunities allowed us to have the foresight to begin collecting them earlier in the cycle than any other broker in the marketplace. Now, armed with the most advanced visual display and data collecting systems in the industry, we are able to assimilate and display this comprehensive, distressed commercial real estate information in order to help our clients identify, negotiate, and ultimately capitalize on opportunities within this dynamic marketplace. Land, Pad Sales and Leasing

The Commercial Division's extensive brokerage experience and unique knowledge set aid a property owner in the effective planning and marketing of their land related assets. Improved Property (Retail, Office and Industrial)

The Land Advisors Organization's 22-year history in traditional land brokerage and in commercial building sales provides an advantage over the competition when dealing with retail, office, and industrial building transactions. This comprehensive background offers our clients a unique brokerage perspective that spans the entire product spectrum of the real estate market. For each client we will analyze several market factors, which include an evaluation of competitive properties, employment, housing, area demographics, comparable sales, prospective user surveys and various other general market conditions. The Commercial Division is frequently asked to provide their opinion regarding current market values for commercial land related assets. To provide this comprehensive opinion of value, we consult with property owners, lending institutions, economic developers and investors to garner the most up-to-date data of the particular submarket area in which the property resides. In addition, through Integral Property Tax Services, and Land Advisors Capital, we utilize our internal resources in assessing the tax implications and or capital considerations necessary to maintain, secure or dispose of the asset.
